Construction Projects

Design & Specification

We work with our clients to design, plan, budget and specify all types of construction projects, with our main focus being on repair and refurbishment schemes.

Project Management

We provide project management and administration of construction projects, predominantly focusing on refurbishment and repair projects, although our surveyors are also experienced in advising on new build schemes.

Contract Administration

The specification, tendering, monitoring and supervision of construction works in accordance with an agreed programme, budgetary constraints, statutory requirements and building contract provisions.

Commercial Property

Building Surveys

We provide technical due diligence and investigation prior to acquisition of all types of commercial property. Providing objective and pragmatic advice to assist clients in deciding whether to proceed with their proposed acquisition.

Defect Analysis

This service includes diagnosis and reporting on property defects and issues, providing recommended solutions and assistance with repairs.

Dilapidations

We work for either landlords or tenants, both pre and post lease expiry, to negotiate and agree each parties’ respective liabilities as determined by the lease documentation. This includes liaison with agents, valuers and lawyers as required.

Schedule of Condition

This is a descriptive and photographic record of a property recording its condition prior to occupation or works in order to protect either a landlord or a tenant’s position.

Party Wall Matters

We advise building owners and adjoining owners on all matters in relation to the Party Wall etc. Act 1996, whether this be works to existing party walls, construction on the boundary line or excavation near to neighbouring buildings. We are experienced in appointments as either a Building Owner’s surveyor, Adjoining Owner’s surveyor or an Agreed Surveyor under the Act.

Building Reinstatement Cost Assessment (BRCA)

We assess the cost of building reinstatement, particularly for insurance purposes, to ensure that property assets are adequately protected.

Planned Preventative Maintenance (PPM) / Quinquennial Inspections

We survey and appraise the current condition of an asset and prepare a maintenance and budgetary forecast to reduce the cost and inconvenience of emergency and reactive works. We also assist in the procurement and implementation of the works. This service helps to preserve the asset value of a premises.

Expert Witness Reports

Given our expertise, we are often instructed to provide expert witness reports for arbitration, mediation or litigation purposes. Our surveyors may be appointed as an expert by one of the parties to a dispute, or as a joint expert witness by both parties, abiding by the Civil Procedure Rules, RICS Practice Statements, RICS Guidance Notes and Codes of Practice and statutory instruments.
